The City of Belle Meade has adopted its own Zoning Code that covers a multitude of issues concerning residential building and use of property. The City employs a certified building official who enforces the code and issues building permits to those residents whose building plans comply with the restrictions set forth in the Zoning Code. If a resident requests a special exception, variance, or conditional use from the Zoning Code, they must appeal to the City’s Board of Zoning Appeals (BZA). The BZA meets the third Tuesday of the month at 5:00pm. Deadline for plans and appeal fees will be 12:00 noon fifteen (15) calendar days before the meeting. If it is determined that an appeal is needed, the following items are required at time of submission in order to be placed on the agenda:

  1. Application for BZA and one set of plans and a pdf of plans, consisting of the information listed under Plot Plan and Building Plan of the Building Permits section of this website.
  2. Appeal fee – Application for appeal is not complete and will not be placed on the agenda until all fees are paid.

Items regulated by the Belle Meade Zoning Code include but are not limited to:

  • Accessory structures
  • Pergolas/Arbors
  • Allowed F.A.R. (Floor Area Ratio)
  • Fences and walls
  • Height of residential structure
  • Rental property
  • Swimming pools and spas
  • Tennis Courts
  • Terraces and decks
  • Playhouses

Before beginning any building project, including interior renovations, please call the City’s Building Official. He will assist the homeowner and/or the architect with any compliance issues regarding building or remodeling projects. See top of page for contact information.

Appeals

Generally, if a project does not fall within the guidelines of Belle Meade’s Zoning Code and Ordinances, the homeowner must file an application with the Board of Zoning Appeals (BZA) and seek approval for the project before a building permit can be issued. The BZA meets the third Tuesday of the month at 5:00pm. Deadline for plans and appeal fees will be 12:00 noon, fifteen (15) calendar days before the meeting. If it is determined that an appeal is needed, the following three items are required at time of submission in order to be placed on the agenda:

  1. Application and one (1) set of plans, consisting of the information listed above under Plot Plan and Building Plan.
  2. PDF of plans, submitted in a merged format.
  3. Appeal fee – Application for appeal is not complete and will not be placed on the agenda until all fees are paid.
